About this tool

With a repayment mortgage each monthly payment covers the interest and part of the loan, so the debt is cleared by the end of the term. With interest-only you pay just the interest and still owe the whole loan at the end.

Loan to value (LTV) is the loan as a percentage of the property price. A lower LTV usually gets a cheaper rate. Most UK mortgages have a fixed rate for two to five years and then move to a variable rate, so this single-rate figure is a guide only.

How it is calculated

Repayment: payment = L × r × (1 + r)ⁿ ÷ ((1 + r)ⁿ − 1), with r the monthly rate and n the number of months.

Interest-only: payment = L × annual rate ÷ 12.

LTV = loan ÷ property price × 100.

Worked examples

  • £300,000 property, £30,000 deposit, 4.5% over 25 years (repayment): £1,500.75 a month.
  • The same loan interest-only: £1,012.50 a month, with £270,000 still owed at the end.

Tips for better results

  • Add Stamp Duty and fees to your budget.
  • Check what happens to your payment when a fixed rate ends.
  • A mortgage broker can tell you what you may be able to borrow.
